The San Ramon Planning Commission is set to consider approving the required measures for a proposed housing project in the northwest part of the city at its regular meeting Tuesday.
The proposed Trumark Townhomes project would consist of 61 housing units on a 4.4-acre property at 2481 Deerwood Drive near Bollinger Canyon Road, with planning commissioners poised to vote on a development application and associated measures that would set the stage for the project to advance.
The Deerwood Drive site was originally zoned for office use in 1985, with the proposed housing project coming into consideration more than 35 years later, when a development plan was submitted to the city last February.
Since then, the proposed project has been the subject of numerous discussions at the Planning Commission, City Council and Architectural Review Board. The City Council voted to approve the required rezoning of the property for the project on Feb. 28, shifting its designation from office to residential and open space in order to make way for next steps and approving a General Plan amendment allowing the new designation.
“During the review process, the applicant has proposed several revisions to the site plan and project amenities to respond to the prior ARB and Planning Commission comments related (including) improved pedestrian circulation, enhanced project entry, a larger tot-lot, and traffic calming measures,” city division manager Lauren Barr wrote in a staff report prepared for the upcoming meeting.
Those next steps will be before commissioners at the upcoming meeting, during which they will consider approving the final development application along with subdivision, tree removal, and architectural review applications and adopting a mitigated negative declaration.
“Now that the General Plan amendment and a rezone have been approved by the City Council on February 28, 2023, staff has returned to the Planning Commission for consideration of the project level approvals discussed during the prior hearings, and as recommended by the Architectural Review Board,” Barr said.
If approved, the project would replace an existing two-story office building with 10 three-story residential buildings and an entrance point on Deerwood Drive, with four to nine units per building. The 61 proposed units would have three bedrooms and three bathrooms, with some units including an additional half-bathroom.
